Buying Process
Document review
Once you have decided on your ideal apartment, we will provide the necessary documentation for your review and signature.
Reservation Agreement
The reservation agreement is signed in person at our offices.
Reservation Fee
Upon signing the reservation agreement, the reservation fee of CZK 200,000 (including VAT) is due within five days.
45-day Reservation Period
Once the reservation fee is paid, the apartment will be reserved in your name for a period of 45 days.
Future Purchase Agreement
This agreement specifies the timelines, construction conditions, and procedures for the handover of the apartment in greater detail.
Down Payment on the Purchase Price
The down payment, amounting to at least 20% of the total purchase price, is due within seven days of signing the future purchase agreement.
Occupancy Approval (Kolaudace)
Once construction is completed, the building approval process (kolaudace) begins, during which the relevant building authority officially certifies the property for occupancy and use.
Pre-acceptance
Following the final occupancy approval, a pre-handover inspection (pre-acceptance) will be conducted. This step allows for the identification and documentation of any potential defects and provides an opportunity to take precise measurements for the installation of built-in furniture.
Legal Validity of the Occupancy Permit
This is a crucial step that enables us to finalize the entire transaction.
Purchase Agreement
We will invite you to sign the final purchase agreement no later than 60 days after the occupancy permit becomes legally effective.
Settlement of the Remaining Purchase Price
The remaining balance, amounting to a maximum of 80% of the total purchase price including VAT, is due within 10 days of signing the purchase agreement.
Application for Registration of Ownership Rights in the Land Registry
Within 5 business days of receiving the remaining purchase price and signing the purchase agreement, we will submit the application to the Land Registry to transfer the ownership rights to your name.
Handover of the Property
The apartment will be handed over to you no later than 20 days after the purchase agreement is signed and the remaining balance of the purchase price is settled.
Official Confirmation of Ownership Transfer from the Land Registry
This notification, which you will receive from the Land Registry, will confirm the effective date of the registration. As of this date, you are legally recognized as the owner of the apartment.
